NetZero Modular was created and founded in 2025 by Former President and Founder of S2A Modular, John Rowland, to spread exceptional building standards around the globe. After years of testing the innovative design, technology, and procedures that came with building the S2A Modular Mega Factory, the only Energy Net-Positive, DC-Powered factory in the United States, John decided it was time to bring this proprietary knowledge to the masses.
In 2015, John Rowland engineered and built the second-ever, off-grid Tesla-Powered home in North America. In 2018, he founded S2A Modular, and to-date, he founded the most eco-friendly modular factory company, NetZero Modular. As a client of NetZero Modular, you will be working with a team of dedicated, experienced members of the modular community who understand what it takes to complete a factory build in a timely manner.
In May 2025, John and his family made their exit from S2A Modular to start their next chapter – a three-generation-deep, family development company, NetZero Modular. NetZero Modular was created to build energy-efficient Modular Factories anywhere in the world with housing needs, where government and/or privately owned sector support is ready to obtain their own manufacturing facility.

Our homes are built in a controlled factory using advanced modular technology, ensuring precision, speed, and consistency while reducing waste and delays.
Each building is powered by integrated solar systems, battery storage, and low-voltage design—allowing for clean energy use and the ability to operate completely off-grid.
Our modular approach allows rapid expansion of production capacity. With one factory line, 100 employees can build up to 1,040 units per year, easily scaling with demand.
